WHAT ARE THE REQUIREMENTS FOR APPLICATION APPROVAL?

We check credit history, criminal background, rental history, and employment history/income on every applicant, in order of priority (no record of unresolved eviction,"skip", or collections related to any previous rental agreement/damages permitted).

WHAT SHOULD I BE PREPARED TO PAY BEFORE MOVE-IN?

We currently require an application service fee of $50 per intended adult occupant. This non-refundable fee includes application service for one applicant cosigner (not an occupant) as well if needed. Once all occupant/cosigner applications are approved, a minimum security deposit of $400.00 (additional deposits required in some cases) is required to reserve an apartment. This amount is initially submitted as a reservation fee, to be refundable only in the unlikely event that we are unable to place you into the agreed upon apartment size. Other service fees and/or deposits may also be required by local utility and communications companies in some cases for associated services in your new apartment.

WHAT SHOULD I KNOW BEFORE SIGNING A LEASE AT PICCADILLY?

We offer joint leasing only. This means that all residents on a lease are equally responsible for the lease in full, and are considered jointly as one entity leasing the apartment. Leases are considered a binding, legally enforceable document. All intended roommates and other lease cosigners should be aware that in signing a lease, they will essentially be equally responsible for every other person on the lease as well as themselves. Terminating a lease early could mean being responsible for rent due for the remainder of the lease!

WHAT UTILITIES AM I RESPONSIBLE FOR?

We include community waste removal and monthly pest control in every lease. Residents are responsible for setting up and payment of services for water, electrical, cable, internet, and/or telephone directly with local service providers.

WHAT IS YOUR PET POLICY?

We are pet friendly, allowing a maximum of 3 pets per apartment. Our one-time pet allowance fee is $300.00 required for each animal 30 lbs. or less. We do not charge any monthly pet rent! Some larger animals may also be approved on an individual basis (additional fees may also apply).

WHAT IS YOUR PARKING POLICY?

We have ample parking available for all of our residents as well as plenty of visitor parking available in close proximity to most apartments. We do not allow boats, trailers, RVs, or exceptionally loud vehicles to be parked here.

WHEN IS MOVE-IN DAY / LEASE EXPIRATION DAY?

The majority of our leases start during the first two weeks of August, and expire July 31st. While move-in day does vary by resident based on the apartment selected and the time slots available when deposit is submitted, we do our best to work with each incoming resident to find a move-date and apartment that will match his or her preferences.

DO YOU OFFER SHORT-TERM LEASES?

We do offer a handful of short-term and off-season leases each year as well, but availability is limited. Contact us for rate and availability information on these if interested.

WHEN IS RENT DUE?

Rent is due on the 1st each month and is late on the 6th.

WHAT APPLIANCES/FURNITURE ARE INCLUDED IN THE APARTMENT?

We offer non-furnished apartments. If you require a furniture package we can get you in contact with companies that specialize in this for all income levels. Our apartments come with electric appliances including frost-free refrigerators, stove/ ovens, and dishwashers. Some upgraded apartments also have a built-in microwave over the stove. All apartments have central heat and air.

WHAT ARE THE OPERATING HOURS OF THE COMMUNITY AMENITIES?

Our clubhouse is open to all residents during all rental office hours and available for exclusive use (rental fee/deposit apply) after-hours. Our laundry facility and fitness center are open to residents 24/7. While our pool area is typically open to residents 24/7 year-round, we do have a strict noise policy that also applies to the pool area (quiet hours between 10pm and 8am).
